Balancing factors like monthly rent, location, square footage, security, a lease agreement and storage space – to name a few – can be difficult, and once you find the perfect spot in your apartment search, you want to make sure the place is yours.

Here are some of your rights as a tenant for renting an apartment:

* Review and construct the paperwork – When you’re signing the rental contract, make sure you read everything, including policies concerning pets, guests, parking, yard care, repairs, etc. And if you are already living in the unit and have needed home repairs – whether structural or equipment – make sure you put the repair request or any other correspondence with your landlord in writing.

* Protect your property – You most likely are required to pay a security deposit when signing the rental agreement. Take a thorough walk through the unit before you move in with your landlord, checking over the property for any damage or missing items. Record any damages in writing and take pictures so you won’t be held responsible for it when you move out. Also consider purchasing renters insurance to protect your personal belongings inside the apartment from damage or theft.

* Keep your property secure – Check out your new neighborhood at all times of the day to determine if you feel secure before you sign on the dotted line. Once you move in, always keep windows, sliding doors and front doors locked when you’re away from home. And communicate with your landlord about his access to your unit. He will need to provide you with notice of entering your property for repairs or some other reason, and you need to understand how that notice will be issued.
